Fire risk assessments in London.

Clear fire safety priorities for busy, shared premises.

Armadillo Safety Solutions provides fire risk assessments for businesses and organisations across London. We review your premises and fire safety arrangements within an agreed scope, then give you written findings and a prioritised action plan your team can work with.

Your premises, your priorities

An assessment that reflects how your London building works

A London workplace may be one office within a larger building, a shop with storage below, or premises shared with other occupiers. The assessment needs to consider the space you control, the people using it and the shared arrangements on which safe escape depends.

We discuss the boundaries of your premises before the visit: which areas are included, who can provide access and what information is available from the landlord or managing agent. If an issue falls outside your control, the report helps you identify what needs to be raised with the relevant person. Access restrictions and gaps in available information are recorded.

Offices and shared workplaces

Consider staff, visitors, meeting areas and changes to layouts. Where stairs, exits or alarm arrangements are shared, clarify how your procedures connect with those of the building manager and other occupiers.

Shops and commercial premises

Review public access alongside staff areas, stock rooms and deliveries. Discuss opening hours, occupancy and any people who may need help to evacuate, so the assessment reflects normal operations.

Refurbishment and changing occupancy

A fit-out, a new tenant or a different use of a floor can affect existing arrangements. Explain the changes when enquiring so we can agree whether you need a review, a new assessment or additional specialist input.

What your fire risk assessment covers

We review the accessible premises and the relevant information within the agreed scope. The assessment considers how a fire could start, who could be affected and how existing precautions and management arrangements address the risks.

  • Use of the building, occupancy and people who may be particularly at risk
  • Sources of ignition, combustible materials and housekeeping
  • Escape routes, exits and the available information about fire precautions
  • Detection and warning arrangements, emergency lighting and firefighting equipment
  • Evacuation procedures, staff information, training and relevant maintenance records

The assessment does not replace specialist testing or prove the condition of concealed construction. Fire door surveys, compartmentation investigations, fire engineering and remedial works are separately scoped where needed.

From findings to action

A written report your team can use

You receive written findings and prioritised recommendations, with the assessment scope and limitations made clear. We explain the findings so you can plan the next steps, identify who needs to act and keep a record of progress.

Further support to work through the action plan can be agreed. Responsibility for putting measures in place and maintaining fire safety remains with the relevant duty holders.

Preparing for your London site visit

For a London visit, good access planning helps make the time on site useful. Identify the person who can explain day-to-day operations and arrange access to the areas in scope, including shared areas where permission is needed.

  • The site address, premises use, approximate size and number of floors
  • Normal and maximum occupancy, opening hours and any relevant evacuation assistance arrangements
  • Previous assessments, action plans and available floor plans or fire strategy information
  • Available alarm, emergency lighting and equipment records, plus training and drill records
  • Landlord or managing agent contacts, access restrictions and any deadline

You do not need every document to make an initial enquiry. Tell us what is available and we will confirm the information needed, the appropriate expertise and the proposed scope before you book.

Your fire safety responsibilities

In England, the responsible person for business and other non-domestic premises must arrange a fire risk assessment, keep a written record and review it regularly. Where responsibilities are shared, the people involved need to cooperate and coordinate their fire safety arrangements.

Our assessment helps you understand the risks and priorities; ongoing management and completion of actions are still essential. See the GOV.UK guide to fire safety responsibilities and fire risk assessment guidance.

Questions about fire risk assessments in London

Does our landlord’s assessment cover our London office?

Do not assume that it does. The assessment for shared parts may not cover your occupied space, work activities or management arrangements. Check the boundaries and responsibilities with your landlord or managing agent, and share the relevant documents when you enquire.

Can you assess an occupied workplace?

Tell us your operating hours, security arrangements and any restrictions when requesting a quote. We agree access and the people needed for the visit in advance. The assessment should reflect how the premises are actually used; any inaccessible areas will be recorded.

Is a fire risk assessment a fire safety certificate?

It is a record of the assessment, its findings and recommended actions. It does not certify that a building is free of risk or replace the responsible person’s ongoing fire safety duties. Identified actions still need to be addressed.

How often should we review the assessment?

Review it regularly and when there is reason to doubt it remains valid or there have been significant changes affecting fire safety. The appropriate timing depends on the premises and circumstances. Do not wait for a planned review if a change or concern needs attention sooner.

What will a London fire risk assessment cost?

The fee depends on the building, its use, size, complexity, access and the agreed work. Send those details and any existing assessment so we can provide a proposal confirming the scope, deliverables, timing and fee. Specialist surveys or additional work are agreed separately.

Where the findings call for additional work, we can discuss fire door surveys, compartmentation surveys, emergency and evacuation planning or fire safety training. Each service has its own agreed scope. Schools and trusts can also explore dedicated education support through The School Safety People.
